This year there's a reason to do more than look. Every contract written on a New Home Inc home from September 11 through October 31, 2026 comes with our Parade of Homes Promotion: $10,000 toward closing costs or design selections, plus a rate buydown worth up to $25,000. The last Parade weekend ends October 18. That leaves about two weeks after the final open house to find the right home and sign.

Five New Home Inc Homes on the 2026 Parade

If you want to see all five, give yourself two afternoons. Cattail and Parkers Landing make an easy east-side loop. Fish Hawk Ranch and Duncan's Creek pair well on the south side.

Cattail: The Apex Model and The Wendell

Cattail is our lake community, with an 85-acre lake, more than 2.5 miles of shoreline, a private boat launch, a resort-style pool, and a clubhouse. Two of our Parade homes are here.

The Apex model, 92 Merritt Lake Avenue. A Georgian-style home with 3,017 square feet, four bedrooms, and three baths. Vaulted café ceilings and oversized windows are the first thing you notice. Behind the gourmet kitchen is a dedicated Messy Kitchen, and the double-pocket office and game room can change jobs as your household does. The extended covered patio has a stone fireplace built for cool October nights.

The Wendell, 195 Isabelle Valley Drive, $859,700. This one sits on a 0.70-acre homesite on the Cattail Peninsula. It's English Country outside and 3,254 square feet inside, with four bedrooms, three and a half baths, and a main-level owner's suite with a zero-entry shower. Sliding glass doors open the living space to an extended grill deck.

Parkers Landing: The Garner Model

65 Sweetfern Lane, Zebulon. 3,029 square feet, four bedrooms, four full baths. The family room, kitchen, and café wrap around one big island. A first-floor guest suite handles visiting parents or the friend who stays a week, and upstairs you get a game room plus an owner's suite with dual vanities.

Fish Hawk Ranch: The Raleigh Model

8920 Brook Trout Lane, Willow Spring. Start on the wrap-around porch. This Farmhouse plan runs 3,215 square feet with four bedrooms, three baths, a first-floor office, a second-floor home gym, and a screened porch. The Messy Kitchen has its own sink and window, which sounds like a small thing until you've hosted Thanksgiving without one. The owner's suite opens onto a private patio.

Duncan's Creek: The Clayton

145 Bluestone Drive, Lillington, $484,700, October move-in. A 2,699-square-foot Craftsman on a 0.59-acre homesite, with four bedrooms, three baths, propane-ready gas cooking, a big upstairs game room, and a soaking tub in the owner's bath. Raven Rock State Park is a short drive away.

What's in the Parade of Homes Promotion

There are two pieces, and they stack.

$10,000 toward closing costs or design selections. Any New Home Inc home in any active community, on contracts written from September 11 through October 31, 2026. You decide where it goes.

A rate buydown in one of two tiers. Up to $25,000 on move-in ready homes, which are finished and ready for you to move in. Up to $20,000 on inventory homes, which are under construction now, and on presale homes we haven't started yet. The $10,000 comes with either tier. The tiers don't combine with each other.

Closing Costs or Design Selections?

Most buyers we sit down with can handle the monthly payment. The cash to close is what stops them, especially first-time buyers who saved for the down payment and not much beyond it.

If that sounds like you, put the $10,000 toward closing. It lowers the cash you need at the table, and your emergency fund stays in the bank where it belongs.

If your closing cash is covered and your home is still being built, put it into selections. Money goes further here than at any other point. A screened porch framed during construction costs a fraction of one added two years later. The same goes for a kitchen layout change, an upgraded shower, or wiring you would otherwise open a wall to run. Buying a finished home? Most selections are already made, so the closing credit is the easy call.

Which Buydown Tier Fits You

Your move-in date decides this more than the dollar amount does. Lease ending in November, or kids already enrolled in a new school? You're shopping finished homes, and that's the $25,000 tier. Can wait a month or two? An inventory home that's already under construction gets you in soon, on the $20,000 tier. Have time to build from the ground up? You get the full lineup of floor plans and the whole selections process, and the $20,000 tier applies there too.

What a Buydown Does to Your Monthly Payment

The 30-year fixed rate averaged 7.03% as of September 24, 2026, up from 6.30% a year earlier, according to Freddie Mac's weekly survey. Higher rates make a buydown worth more, not less.

Here's how it works on a real home. 239 Sweetfern Lane at Parkers Landing is listed at $489,700. With 20% down, the loan is about $391,760. At 7.03%, principal and interest comes to roughly $2,614 a month.

Now put $25,000 to work two ways.

As a price cut, the loan drops to $366,760 and the payment falls to about $2,447. You save $167 a month.

As a rate buydown, the same $25,000 equals about six points on this loan. If that brings your rate to 6.00%, the payment is about $2,349, or $265 a month less. At 5.50%, it's about $2,224, or $390 less.

That $265 a month adds up to about $3,200 a year and more than $95,000 over 30 years. It's why we put incentive money into your rate instead of the price tag.

Your actual rate depends on your lender, your credit, and the market on the day you lock, so read these numbers as an example rather than a quote. Move-In Ready and Inventory Homes You Can Close on Soon

Homes that are finished and ready to move into qualify for the $25,000 tier. Inventory homes still under construction, including the ones below with October move-in dates, qualify for up to $20,000.

The Promotion Applies in Every New Home Inc Community

You don't have to buy a Parade home to use it. The $10,000 and the rate buydown apply at every active New Home Inc community.

In Johnston County, new homes in Clayton NC start at Cattail from $499,700, with Creekside coming soon.

In Harnett County, new homes in Lillington NC span three communities: Duncan's Creek from $309,700, Milton from $249,700, and Eagles Landing from $399,700. This is where our prices run lowest. Check Harnett County's tax information alongside the price, since the monthly payment is what you live with.

In Wake County, new homes in Zebulon NC means Parkers Landing from $419,700. New homes in Willow Spring NC means Fish Hawk Ranch from $419,700. And new homes in Fuquay-Varina NC means Ballard Woods from $409,700.

The Terms

The two buydowns don't combine. You get up to $20,000 or up to $25,000, not both.

Our preferred lender is required, along with a preferred closing attorney where applicable. That's how we fund incentives at this level. Get a quote from another lender anyway so you know exactly what you're comparing.

The promotion can't be combined with other offers.

It's based on full-price offers. The incentives assume you contract at list price rather than negotiating price and incentives together.

Offers can change or be withdrawn without notice. Pricing, plans, square footage, and availability can change too. The promotion began September 11, and the October 31 deadline on the $10,000 is firm.

A buydown lowers your payment, not your balance. You owe the same principal either way. If you sell or refinance in three years, what you kept is the payments you didn't make. That's real money, just less than the headline number. If you plan to stay a long time, a buydown pays off. If you might move within three years, run the numbers first.
