Most new construction comes with a landscape you have to wait on. Bare lots, thin sod, young trees staked against the wind, and a decade before any of it throws shade.

Ballard Woods is not that. The neighborhood has been here for years. The canopy is mature, the streets are settled, the landscaping has filled in. What is new is the homes.

Ballard Woods is a Signature Series community. That range covers a lot of ground, from a right-sized first home to a floor plan with room for a flex space, a pocket office, or a first-floor bedroom.

Every home is certified through Eco Select Energy and rated on the HERS Index by an independent energy rater. HERS is the industry's measure of how much energy a home actually uses. A home built to code scores 100, and the lower the number, the less the home consumes.

New Home Inc. homes average a HERS score of 66. That is roughly a third less energy than a code-built home, verified by third-party testing on the envelope and duct system before you get the keys.

What that means once you are living in it is a house that holds its temperature. Rooms that stay even end to end, floors that are not cold in February, and a power bill that does not swing every time the weather does. The savings arrive every month for as long as you own the home.

Getting Around from Ballard Woods

The commute out of southern Wake County changed in 2024. NCDOT completed Phase 1 of the Complete 540 project, extending the Triangle Expressway eighteen miles and putting a new interchange at US-401.

Ballard Woods sits on US-401. Getting to the expressway means heading north on the same road you live on, no cutting through neighborhoods and no stacking up at lights on Ten-Ten Road. Once you are on 540, Holly Springs, Apex, Cary, and Research Triangle Park are open highway the whole way. Downtown Raleigh and RTP both come in around forty-five minutes.

Closer in, downtown Fuquay-Varina is about thirteen minutes north on US-401. Restaurants, breweries, and Mineral Spring Park, near enough for a weeknight dinner rather than a planned outing.

Schools are closer still. LaFayette Elementary is five minutes away. Harnett Central Middle and Harnett Central High share a campus corridor about eight minutes out.

Downtown Angier is thirteen minutes east, and the Cape Fear River is about ten minutes south for anyone who paddles or fishes.
