Not far from Raleigh, NC, you can discover the perfect new home near Campbell University in Lillington, NC.

Life in a college town

You’ll sense a unique energy in a college town. Students, faculty, and staff mingle with the townspeople, broadening the diversity and leading to all the experiences that come with it. You’ll get to know interesting people, expand your networks, and find resources that are often out of reach—like volunteers, experts in unique fields, and out-of-the-ordinary facilities for knowledge, research, and inspiration.

On the other side, the campus offers the benefits of their programs, facilities, and events to the locals. Sports, fitness centers and classes, cultural events, low-cost learning, and employment opportunities are available to area residents, at low- or no cost!

The opportunities at Campbell University

Campbell University also supports graduate education with a wide variety of masters and doctoral programs in Law, Business, Divinity, Osteopathic Medicine, Education & Human Services, and Pharmacy & Health Sciences. Why buy a new home right now?

Are you on the fence about buying a new home right now? Wondering if it’s “the right time”?

A new home—whether new construction or a resale—is a major investment. But it’s also a solid investment. You certainly need to be financially and emotionally prepared for the responsibility. But let’s look at some of the advantages of buying a home sooner than later—and why new construction presents a distinct benefit!

Renting is strictly an expense.

Paying rent gives you no return on what you pay every month. Meanwhile, the landlord is experiencing the boost in equity in his property from the rent you pay. In many cases, the price you pay for a mortgage—toward owning a home—is the same or less than the monthly rent. In addition, you gain tax benefits as a homeowner.

Equity begins right away.

You’ve probably noticed home prices going up. That means the owners are gaining equity in their homes. While paying down the mortgage, the value is rising. The difference between the value of a home and the amount owed is the equity. While you’re hesitating on buying a home, you’re missing out on the equity you could have been accruing as the value rose.

Resales come with risk and expense.

Does it seem like buying a resale home is more affordable? You need to look beyond the price tag. What will it cost you to fix up the home to your liking? And what repairs and replacements are necessary to make it safe and comfortable? Calculate the total cost of ownership, which includes repairs, renovation, and maintenance.

Buyers need to be aware of things like quick fixes done by someone who wants to flip the house, with little concern about cutting corners. There can also be problems lurking behind the walls, in the foundation, or elsewhere—issues that might be overlooked by a home inspection.

The risk of buying a resale home includes time, money, and safety! Is that a risk you can afford??

Interest rates can be managed.

Are you holding back because of interest rates? Before you give up on the home equity you’re losing, consider the options you have for finding an affordable option to buy a new home.

The mortgage rate buydown lets you purchase discount points to lower your interest rate. Each point costs the equivalent of 1% of the amount you’re borrowing, and lowers the rate by 0.25%. Here’s an example:

You’re planning to borrow $400,000 at a rate of 7%. One discount point (1% of $400,000) is $4,000 and would lower the rate to 6.75%. You could lower the rate to 6% (a full point) by paying $16,000 for 4 discount points.

A $400,000 30-year fixed-rate loan would have a monthly payment of $2,661.20 at 7%. If you lowered it with a rate buydown to 6%, the monthly payment would be $2,398.20. Over the course of the 30-year period, that 1% buydown would save you $94,680.

When buying a new construction home, the builder might be willing to buy down your rate. New Home Inc. is currently offering the rate buydown option. You get a lower interest rate at no cost to yourself! We pay the rate buydown and you benefit from a lower monthly payment. Win-win!

A new home comes with a warranty.

Here’s a big benefit to choosing new construction over a resale home:

Everything is brand new. Everything! Your appliances are right out of the box. The floors haven’t been tread upon. The construction is solid…and guaranteed. From the roof to the foundation and everything in between, your new home is protected by a warranty. There’s no worries about the cost of repairs or replacements. You don’t have to fear costly surprises that derail your comfort, safety, and household budget.

When you move in, you don’t even have to repair a nick in a wall or a scratch on a surface. You don’t have to deal with the cost of drafty doors and windows or outdated systems, like the furnace or air conditioner. You won’t have to rescue the withering lawn or repair the walkway or driveway.

If the total cost of ownership of a new construction home is the same or even close to the resale home you’re considering, be sure to factor in the value of this level of peace of mind.

Are you ready to discover the perfect home near Campbell University? Check out New Home Inc.’s communities of new homes for sale in Lillington. We currently have homes under construction or already completed in our two communities. The Duncan’s Creek quick move-in homes and Heritage at Neill’s Creek quick move-in homes are built in our distinctive floor plans, and with the higher standard of included features. We’re making it more affordable for you to buy a modern home with the latest amenities and innovations.

  • Protect your home deliveries with our unique Smart Door Delivery Center. The enclosed space sits between your front exterior door and the interior door. Deliveries can be securely placed here in this temperature-controlled space, which is protected by a smart door lock. The delivery person has the code to enter just this enclosed area. After they leave, the door locks itself.
  • We also include a service pantry, what we call a “messy kitchen”. Adjacent to your kitchen, this separate room adds storage, prep, and clean-up space. Stash your small appliances and those things you don’t need to keep in your main kitchen. Set up a snack and beverage station so you can free up more space and reduce traffic in the kitchen. Add a small fridge and a sink to expand the function of your messy kitchen, keeping your real kitchen tidy and clean.
  • You’ll also appreciate the value of having an oversized kitchen island. Not only do you have more workspace on top, but we’ve designed it with seating on 3 sides, not just 2, so you’ll have more flexibility for casual dining.
  • Smart home automation is no longer a luxury in today’s homes. When you move into one of our new construction homes, you have a complete smart home automation package. Your home is equipped with a whole home network panel, smart home control panel, smart door lock for the front door, video doorbell, and smart thermostat.
  • Flex space is a necessity in today’s homes, so New Home Inc. includes a flex room. Use it for whatever you need: a home office, study space, workout room, library, media center, yoga studio, extra playroom, or hobby studio, to name a few.
  • Speaking of home office, do you want something close to the kitchen where you can multitask food prep with your other work? We’ve designed our floor plans to allow for a pocket office. Whether you use it for a family workspace or home office is up to you, but isn’t it nice to have it included as a choice?
  • Do you already own an electric vehicle or plan to invest in one? We’ve thought ahead by including an electric vehicle charging station rough-in in your garage. Everything you need is already wired in, so it’s a quick task to finish installing your charging station.
  • The drop zone is a space near your home’s entry where family members leave their grab-and-go stuff, like coats, shoes, and backpacks. Our home designs include a clutter-free drop zone with a built-in hall bench with cubbies.
  • Another benefit of new construction is the updated cabling for today’s technology. At New Home Inc., we use CAT6 cabling, which delivers the most reliable, robust connection throughout your home. No dead zones…anywhere!
  • Thanks to our commitment to eco-friendly design and construction, you’ll save energy and money. The ecoSelect Home Efficiency Program certifies that your home is energy efficient. Your home’s energy consumption is reduced by the use of a high-performance building envelope, energy efficient lighting, high efficiency HVAC (heating and air conditioning), reduced water usage, and advanced air sealing.
  • Indoor air quality is particularly important. Did you know that indoor air contains as much as 5 times more pollutants than what you breathe outside? We include a whole home air filtration system that reduces indoor air pollutants so you can all breathe easier…and healthier.

We take these measures and include more features so that your home performs for you now and long into the future. It’s New Home Inc.’s “Future-Proof” approach to homebuilding. Every design and every feature is the result of our in-depth research into what homebuyers want and need as well as advances being developed.
