Why Compare These Three Towns?

If you are searching for a home east of Raleigh, Zebulon, Wendell, and Knightdale are the three towns that come up in nearly every conversation. They sit along the same I-87 corridor, share access to the same job markets, and all fall within Wake County and Johnston County school systems. But they differ meaningfully in price, pace of development, lot sizes, and community character.

At New Home Inc, we build in both Zebulon and Wendell, so we know these markets firsthand.

Location and Commute Times

Knightdale is the closest, sitting just 13 miles east of downtown Raleigh. During peak hours, the commute typically runs 20 to 30 minutes. Knightdale also benefits from direct I-540 access.

Wendell is about 17 miles east of Raleigh. The commute runs 25 to 35 minutes during rush hour.

Zebulon sits approximately 25 miles from downtown Raleigh. Commute times range from 25 to 40 minutes. For remote and hybrid workers, this distance is less relevant.

The NCDOT continues to invest in the eastern Wake County road network.

Home Prices and Affordability

Zebulon's median sale price was approximately $298,000 as of January 2026 (Redfin). Wendell trends in the $350,000 to $400,000 range. Knightdale pushes even higher. The gap can be $100,000 or more.

For new construction, the difference is even more pronounced. At NHI, Zebulon homes at Parkers Landing start from the low $400s on half-acre-plus lots.

Schools and Family-Friendliness

All three towns are served primarily by the Wake County Public School System (WCPSS). Zebulon-area communities including NHI's Cattail and Parkers Landing are zoned within Johnston County Schools. Parkers Landing families attend Thanksgiving Elementary, Archer Lodge Middle, and Corinth Holders High.

Things to Do and Community Feel

Zebulon is home to Five County Stadium (Carolina Mudcats), six public parks maintained by Zebulon Parks and Recreation, and a growing downtown. At Cattail, the 85-acre lake, pool, fire pits, and walking paths add private amenities.

Wendell has a revitalized downtown with local restaurants, coffee shops, and a walkable Main Street. Wendell Falls adds trails, parks, and commercial space.

Knightdale is the most developed of the three, with a wider range of retail, dining, and commercial options.
